TOASTED COCONUT I - COMPLETE HOUSE RULES & GUEST POLICIES Welcome to Toasted Coconut I. We've completely renovated this property to provide an exceptional Gulf Coast experience. Please help us maintain it for future guests by following these house rules. Thank you for being a respectful guest. OCCUPANCY & GUEST POLICY Maximum Occupancy: 16 guests maximum. This is a hard cap. No exceptions. Registered Guests Only: Only registered guests (those listed at booking) may stay overnight. No unauthorized guests or additional overnight visitors beyond the registered group. Violations may result in immediate eviction without refund and loss of security deposit. Children & Infants: Infants and children under 18 are welcome with adult supervision. A responsible adult must be present at all times when children are in the home or using pools/hot tub. Use of pool/hot tub is at parents' risk. PETS Pet Policy: One dog maximum, 30 pounds or less. Pet Fee: $100 per stay (non-refundable, charged at booking). Pet Supervision: Guests must supervise pets at all times. Pets are not allowed on furniture, beds, or in swimming areas. Pet Waste: Guests must clean up all pet waste immediately during the stay. Failure to clean up will result in additional charges based on actual cleaning company costs (typically $50-150 per incident, billed to guest after checkout). Exceptions: Larger dogs or additional pets may be approved by management on a case-by-case basis only. Contact owner before booking if you have questions about your pet. No Service Animals Exception: Registered service animals are exempt from size/breed restrictions and pet fees. SMOKING & VAPING Strict No-Smoking Policy: Smoking, including vaping, is strictly prohibited inside the property and on all premises (deck, patio, under-house area, property grounds). Outdoor Smoking: Smoking is permitted only if standing completely outside the property boundary (on public street or neighboring property with permission). Dispose of cigarettes properly in trash receptacles outside the property. Violation Consequences: Smoking inside results in forfeiture of security deposit plus additional deep-cleaning charges ($200-500, billed after checkout). EVENTS & GATHERINGS No Parties or Events: Events, parties, loud gatherings, or commercial events are not permitted. This includes live music or DJ services, excessive guests beyond registered occupancy, loud celebrations or group activities, and rental of the property for third-party events. Reasonable Gatherings: Family dinners, small group meals, and casual time with registered guests are permitted during daylight and quiet hours. Violations: Breach of this policy may result in immediate eviction, forfeiture of security deposit, and potential legal action. NOISE & QUIET HOURS Quiet Hours: 10:00 PM to 7:00 AM daily. Please keep noise to a minimum during these hours to respect neighbors. Daytime Consideration: Reasonable volume during daytime hours (7:00 AM-10:00 PM) is expected. Loud music, shouting, or excessive noise during daytime may still be considered disruptive and subject to neighbor complaints. Music & Entertainment: Music, karaoke, and outdoor entertainment are permitted during daytime hours at reasonable volume. After 10:00 PM, all music and entertainment must be kept to indoor areas at low volume. Enforcement: If neighbors complain due to noise violations, management reserves the right to contact guest, require immediate compliance, or request immediate departure. No refund will be provided for early departure due to noise policy violations. SMART HOME TECHNOLOGY Smart Lock Code: Your unique smart lock code is provided 24 hours before arrival via email. Code expires automatically at 11:01 AM checkout. Code Security: Do not share your code with unauthorized guests or non-registered individuals. Code is for your use only. Do not disclose code on social media or in guest reviews. Lock Auto-Engagement: Smart lock automatically locks at 11:01 AM. No manual action required. If you depart before 11 AM, confirm the door is locked when you leave. WiFi Access: Gigabit WiFi is provided. WiFi password is included in your check-in email. This is a shared network. Bandwidth-heavy activities (video streaming, large downloads, online gaming) may impact connection for others in the household. Be considerate of bandwidth usage. WiFi Password: Do not share WiFi password with unauthorized guests. WiFi is for registered guests only. Smart Thermostat (Ecobee): Thermostat is available for guest control. Set temperature between 72-78°F for comfort and energy efficiency. Excessive cooling (below 72°F) or heating (above 78°F) increases utility costs. Management may adjust thermostat if set to unsustainable levels. Security Cameras: Exterior security cameras are installed at entry points only. No interior cameras. Cameras are for property security and guest safety. POOL & HOT TUB Use at Own Risk: Use of pool and hot tub is at guest's sole risk. Management assumes no liability for injuries. Safety Rules: No running, diving, or jumping. No glass containers at poolside. Supervise children at all times. Children under 12 must wear life jackets if non-swimmers. Do not use pool if under the influence of alcohol or drugs. Hot Tub Temperature: Hot tub is set to 102°F. Do not adjust temperature. Pregnant women, children, and those with heart conditions should consult a doctor before using hot tub. Limit hot tub use to 15-20 minutes. Pool Maintenance: Do not drain, refill, or alter pool chemistry. Report any issues (cloudy water, equipment failure) to management immediately. Closed Weather: During thunderstorms or high winds, pool and hot tub are closed for safety. Do not use during severe weather. OUTDOOR ENTERTAINMENT & EQUIPMENT Furniture: Do not move furniture from designated areas. Furniture placement is intentional for safety and flow. Return all furniture to original positions before checkout. Grill (BBQ): Charcoal grill is available for guest use. Propane tank (if applicable) is included. If propane tank is empty at checkout, refill cost (approximately $20-30) will be billed to guest. Fire Pit: Fire pit use is NOT permitted. Fire danger in coastal environment is too high. Do not attempt to use fire pit under any circumstances. Outdoor Lighting: Landscape lighting is automated (dusk to dawn). Do not manually control or adjust outdoor lighting. Under-the-House Gathering Space: This covered outdoor area is available for group meals, games, and gatherings during daytime and quiet hours. Clean up any spills or mess immediately. CRAWFISH BOIL & SHRIMP BOIL EQUIPMENT (If Rented as Add-On) What's Included: Burner, pot, stand, propane tank, tables, serving utensils, and cleaning supplies. What You Provide: Crawfish or shrimp, seasoning, and ice. Propane Refill Cost: If propane tank is empty at end of rental, refill cost (approximately $20-30) will be billed to guest. Keep propane level reasonable during use. Equipment Cleaning: You must clean all equipment before checkout (rinse pot, wipe burner, return utensils to storage). Failure to clean results in cleaning fee ($50-100) charged after checkout. Safety: Follow all propane and cooking safety guidelines. Do not leave burner unattended while in use. Extinguish flame completely when finished. KITCHEN & APPLIANCES Full Kitchen Use: Complete kitchen is stocked with dishes, glassware, cookware, and utensils for guest use. Dishwasher: Load dishes and run dishwasher as needed. Do not leave dirty dishes in sink. Stove/Oven: Clean stove immediately after use. Do not leave spills or splatters. Refrigerator: Do not remove or discard previously stocked items (condiments, ice, basic supplies). Add your items as needed. Empty your items before checkout.
